Mortgage help built for Scotland
Buying a home in Scotland works differently. Annah explains the parts that trip people up and gives you real numbers to plan around.
Why we built Annah
Most mortgage tools are written for the English market. Scotland has its own legal process, its own purchase tax and its own home-buying schemes, so buyers here are often left translating advice that was never meant for them.
Annah closes that gap. It pairs a conversational assistant with Scotland-aware calculators, so you can ask “what is LBTT on a £260,000 flat in Edinburgh?” and get a clear answer, then check the exact figures yourself.
The aim is simple: help you arrive at a conversation with a lender, broker or solicitor already understanding the moving parts.
Annah is designed and built by Dodavah Solutions Limited.

What we stand for
The principles behind Annah
Scotland first
LBTT not Stamp Duty, Home Reports not buyer surveys, missives not exchange. Annah starts from how things work here.
Plain English
No jargon without an explanation. Every number comes with the working behind it.
Honest about limits
Annah gives general information, not regulated advice, and says so clearly. It never recommends a product or lender.
Private by default
Conversations are saved to your own account so you can come back to them, and only you can see them.
Who it's for
Wherever you are in the journey
First-time buyers
Understand deposits, LBTT relief and the offer process before you start viewing.
Home movers
Work out what you can afford next and what moving will cost you.
Remortgagers
Check whether switching deal is worth it, including fees and overpayment options.
Landlords and brokers
Buy-to-let yields and ADS for landlords; a branded assistant for broker firms.
An honest note on advice
Annah gives general information and indicative calculations only. It is not regulated financial advice, it does not recommend specific products or lenders, and it cannot replace a qualified mortgage adviser. Always confirm figures and suitability with a regulated professional before committing.
