Terms of Service

These terms apply to your use of Annah (“Annah”, “the service”), including the website at annahai.co.uk, the Annah chat, the calculators and any version of Annah shown on a mortgage broker's website. Annah is operated by Dodavah Solutions Limited (“we”, “us”), a company registered in [To confirm: where the company is registered: Scotland, or England and Wales] with company number [To confirm: Companies House registration number], whose registered office is at [To confirm: registered office address].

By creating an account or using Annah you agree to these terms. Please also read our Privacy Policy, which explains how we use your personal information. If you do not agree to these terms, please do not use Annah.

Annah gives general information and indicative calculations only. It is not regulated financial or mortgage advice, it does not take your full circumstances into account, and it does not recommend specific products, lenders or brokers.

Before making any decision about a mortgage or property purchase, you should speak to a qualified, FCA-regulated mortgage adviser and, where relevant, a solicitor. Tax figures such as LBTT and ADS are estimates based on published rates, which can change; Revenue Scotland is the authority on the tax you owe.

You need an account to use the Annah chat. You must be at least 18 years old and give accurate details when you sign up. You are responsible for keeping your password safe and for activity on your account. Tell us straight away at info@dodavahsolutions.com if you think someone else has accessed it.

You agree not to:

• use Annah for anything unlawful, fraudulent or misleading;
• try to access other people's accounts or data, or get around security or usage limits;
• overload, disrupt, scrape or reverse-engineer the service, or use automated tools to access it;
• upload anything you do not have the right to share, or that contains malicious code;
• present Annah's answers as regulated advice given by you or by us.

We may suspend or close accounts that break these rules.

Annah's answers are generated by artificial intelligence. They can be incomplete, out of date or wrong, even when they sound confident. Always check important figures, such as using the calculators, and confirm anything you rely on with a qualified professional.

You keep ownership of the messages you send and the documents you upload. You give us permission to store and process them as needed to run Annah for you, as described in our Privacy Policy. Please do not share more personal or financial information than you need to get a useful answer.

Some mortgage brokers offer Annah under their own name, on their own website. When you use a broker's version of Annah, these terms still apply to the service itself. If you choose to share your contact details so the broker can follow up, the broker's own terms and privacy notice apply to their dealings with you, and any advice they give is their responsibility.

Brokers who use Annah for their business do so under a separate agreement with us, which takes priority over these terms where they differ.

Annah is currently free for home buyers. If we introduce paid features, we will explain the price and what is included before you are asked to pay, and existing free features will not start costing you money without notice. See pricing for current plans.

Annah, including its software, design, text and branding, belongs to Dodavah Solutions Limited or our licensors. You may use it for your own personal, non-commercial purposes in line with these terms. You may not copy, resell or build a competing product from it.

We work to keep Annah available and accurate, but we do not guarantee that it will always be available, uninterrupted or error-free. We may change, suspend or withdraw features, and will try to give reasonable notice of significant changes.

Nothing in these terms limits or excludes our liability where it would be unlawful to do so, including for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or your rights as a consumer under the Consumer Rights Act 2015.

Because Annah provides general information rather than advice, we are not responsible for decisions you make based on its answers or calculations, or for any loss that was not a foreseeable result of our breaching these terms. Annah is for personal use; we are not liable for business losses such as lost profits or opportunities.

Where you pay us for a service, our total liability to you in connection with it is limited to [To confirm: cap on liability for paying customers, e.g. fees paid in the previous 12 months].

You can stop using Annah at any time and ask us to close your account by emailing info@dodavahsolutions.com. We may suspend or close your account if you seriously or repeatedly break these terms, or if we stop providing Annah, in which case we will try to give you reasonable notice.

We may update these terms from time to time, for example to reflect changes to Annah or to the law. We will show the date of the latest version on this page and, for significant changes, let account holders know in advance. If you keep using Annah after a change takes effect, the updated terms apply.

These terms are governed by the law of Scotland, and the Scottish courts have jurisdiction. If you live elsewhere in the UK, you may also bring proceedings in the courts of the part of the UK where you live.
